THINKING OF BUYING 90 MADISON STREET, APT A?

The advertised apartment size of 1786 square foot is not the interior space of the apartment.
As stated in the master deed, the square footage of the apartment advertised, includes the external walls!! (Imagine putting your sofa in the wall)

In addition, the advertised square footage includes the internal staircase area twice (counting it on both floors) and is generally measured rather generously. The actual floor space of the apartment is, at most, 1570 square foot. The actual livable space is less than 1450 sqft.

This a significant difference from what the buyer is led to believe is the apartment floor space: it's an untruth that over estimates the actual size by about 14%!!

Don't let the realtor tell you that it is common for square footage to include exterior walls, if a room is said to be 15 x 17 ft that should be from wall to wall on the INSIDE. It's OK that internal walls are generally included, but the peripheral external wall is thick and adds - in this case 200 square foot that should NOT be listed.

Think about that when you make an offer, and make your own measurements!!
